Ariel Goldring has served as President of S. Patz & Associates since 2021, following more than 13 years of dedicated work with the firm. He oversees company operations and brings a wealth of experience in real estate market analysis, feasibility studies, and fiscal impact assessments. Mr. Goldring is highly regarded for his ability to guide developers, lenders, non-profits, and public agencies through complex market environments, consistently delivering data-driven insights that inform strategic decisions.

Mr. Goldring holds a Bachelor’s degree in International Affairs from George Washington University and a Master’s in Urban and Regional Planning from Virginia Tech, where he earned the esteemed C. David Loeks Award. His expertise is rooted in a deep understanding of demographic shifts and real estate development challenges.

His experience spans site-specific and region-wide assessments, as well as highly specialized market studies, with expertise in rental and for-sale housing, including niche sectors such as age-restricted, student, and affordable housing. He is passionate about serving underserved communities, having completed numerous assignments focused on housing for veterans, the homeless, and individuals with special needs. His expertise also extends to non-residential markets, where he has conducted in-depth studies for retail, office, hotel, and industrial developments.

Mr. Goldring's ability to navigate complex and oversupplied markets, identify emerging trends, and unlock niche opportunities has positioned him as a trusted advisor to clients nationwide. His deep understanding of market dynamics, along with his proven success in regional and site-specific analyses, enables him to offer actionable, data-driven strategies for success in a wide variety of market conditions, including rural and infill locations.

Before joining S. Patz & Associates, Mr. Goldring was a senior analyst at Info-Prod Research, an international business consultancy that provided strategic market research for governments and Fortune 500 companies expanding into new global markets.

Stuart Patz

Founder

Stuart Patz is the founder of S. Patz & Associates. Prior to establishing the firm, he served as President of RER Economic Consultants, a division of the asset management firm and OHMAR contractor RER Financial Group, L.P. Before joining RER, Mr. Patz led the economic consulting section of the J.E. Robert Company, where he oversaw RPR Economic Consultants, one of the primary economic consulting firms for RTC Properties during the early 1990s.

Mr. Patz’s deep understanding of real estate trends and ability to navigate complex market issues are demonstrated by his contributions to several large-scale projects. These include the reuse of the historic airport terminal building and 200 adjacent acres at Pittsburgh International Airport, the study and development plan for mixed-use projects, including housing, as part of the Pennsylvania Avenue Plan in Washington, DC, and the analysis of key properties along the Georgetown waterfront, such as Georgetown Park, The Papermill, and Washington Harbor. He also contributed to the redevelopment of the Ocean View section in Norfolk, Virginia, including the newly built Pinewell-by-the-Sea, and the reuse of all recreational facilities at Quonset Point Naval Air Station near Newport, Rhode Island. These and other regionally significant development projects reflect the breadth of his expertise.

In addition, Mr. Patz has conducted statewide housing studies, region-wide industrial and office space analyses, zoological park studies, and numerous unique market studies for specialty land uses and development proposals. He was the economist for the successful Fort Lincoln New Town project in Northeast Washington, DC—the first planned new community in that part of the city and a pioneering effort. His other innovative projects include Walter E. Washington Estates, the first new for-sale development in Southeast Washington, DC; Midtown Arch in Norfolk, Virginia, a redevelopment of World War II temporary housing near Norfolk State University; and the redevelopment of the historic African American Gainesville section of Roanoke, Virginia. Mr. Patz is particularly proud of his economic impact analysis for the successful Metro Atlanta Rapid Transit Association (MARTA) rail system.

With over 35 years of experience in real estate market analysis, Mr. Patz has held various leadership positions. He is a former Vice President of Hammer, Siler, George Associates, a national consulting firm, and was previously a senior staff member at Development Research Associates, a division of Booz, Allen & Hamilton. Earlier in his career, he worked as a City Planner for the City of Alexandria, Virginia.

Mr. Patz holds a Bachelor of Arts degree in Sociology from the University of Pittsburgh and a Master’s degree in Urban and Regional Planning from Virginia Polytechnic Institute. At Virginia Tech, he was inducted into Tau Sigma Delta, the honor society for architecture and allied arts. He has been a guest speaker for the Northern Virginia Apartment Association, the District of Columbia Building Association, and the annual ULI Industrial Park Conference. He is a past President of Northern Virginia Hebrew Congregation and has served on the Board of Directors for First Commonwealth Savings Bank.
