Ariel Goldring has served as President of S. Patz & Associates since 2021, following more than 13 years with the firm and over a decade of experience in real estate consulting and market analysis. In this role, he leads the firm's consulting practice and manages company operations, directing market feasibility studies, demand analyses, proffer studies, and fiscal impact assessments. Over the course of his career, he has contributed to numerous market studies and development analyses that support real estate investment and planning decisions across diverse communities. He works closely with developers, lenders, nonprofits, and public agencies to navigate complex market environments, providing independent, data-driven analysis that supports informed real estate and policy decisions.
Mr. Goldring holds a Bachelor's degree in International Affairs from George Washington University and a Master's degree in Urban and Regional Planning from Virginia Tech, where he earned the C. David Loeks Award for academic excellence in planning. His expertise is grounded in a deep understanding of demographic trends, housing demand dynamics, and the economic forces shaping real estate development.
His work includes site-specific feasibility analyses, regional housing needs assessments, and large-scale market studies conducted across a wide range of geographic and economic settings. He has worked with local governments, housing authorities, developers, lenders, and nonprofit organizations on projects ranging from small community developments to complex mixed-use and affordable housing initiatives.
He has extensive experience analyzing rental and for-sale housing markets, including specialized sectors such as age-restricted housing, student housing, and income-restricted and affordable housing. He has also completed numerous assignments focused on housing for veterans, people experiencing homelessness, and individuals with special needs, reflecting a strong professional commitment to expanding housing opportunities for underserved populations.
In addition to residential markets, Mr. Goldring has conducted market demand and feasibility analyses for retail, office, hotel, and industrial development projects. His work frequently informs land use planning, development strategy, and housing policy discussions at the local and regional levels. He has evaluated development opportunities in both highly competitive urban markets and smaller rural communities, identifying emerging demand trends and investment opportunities across a wide range of market conditions, including urban infill locations and underserved rural areas.
Before joining S. Patz & Associates, Mr. Goldring served as a senior analyst at Info-Prod Research, an international business consultancy that provided strategic market research for governments and Fortune 500 companies pursuing expansion into new global markets.
Stuart Patz is the founder of S. Patz & Associates, bringing more than 35 years of experience in real estate market analysis. Before establishing the firm, he served as President of RER Economic Consultants, a division of RER Financial Group, L.P., and led the economic consulting section of the J.E. Robert Company, overseeing RPR Economic Consultants, one of the primary economic consulting firms for RTC Properties in the early 1990s.
Mr. Patz has directed numerous large-scale and regionally significant projects, including the reuse of the historic airport terminal and 200 acres at Pittsburgh International Airport; the Pennsylvania Avenue Plan in Washington, D.C.; redevelopment of the Ocean View section of Norfolk, Virginia; and the reuse of recreational facilities at Quonset Point Naval Air Station in Rhode Island. He has also completed statewide housing studies, industrial and office market analyses, and specialized studies for unique land uses.
Earlier in his career, Mr. Patz served as Vice President of Hammer, Siler, George Associates, was a senior staff member at Development Research Associates, and worked as a City Planner for the City of Alexandria, Virginia. He holds a Bachelor of Arts in Sociology from the University of Pittsburgh and a master's degree in Urban and Regional Planning from Virginia Polytechnic Institute, where he was inducted into Tau Sigma Delta, the honor society for architecture and allied arts.
